What the Service Covers

Rat activity can sometimes be linked to damaged or poorly connected drains, redundant pipework, broken inspection chambers or openings that allow movement towards a building. However, drains are only one possible route.

A responsible investigation considers the drainage evidence alongside possible entry through wall cavities, floors, roofs, service ducts, neighbouring properties and external gaps. Where a drainage defect is found, the repair should be targeted at the proven route rather than based on assumption.

When This Service Is Appropriate

This service is appropriate when there is a reasonable possibility that drainage defects are contributing to rat access, especially where activity is repeated or concentrated near toilets, floors, kitchens or drainage routes.

Not every defect needs immediate repair. Age, position, severity, flow and symptoms all matter when deciding what is proportionate.

Where possible, I show the customer the important findings and explain them in ordinary language.

Standing water does not automatically mean collapse. The pipe gradient, local deformation, silt and access position all need considering.

What Happens Next

I first establish the reason for the visit and the most useful access points. I then carry out the relevant clearance, inspection or investigation, explain the findings and discuss proportionate options. Where another trade, pest controller, insurer or structural specialist is more appropriate, I say so.
