What I Look For

Rat activity can sometimes be linked to damaged or poorly connected drains, redundant pipework, broken inspection chambers or openings that allow movement towards a building. However, drains are only one possible route.

A responsible investigation considers the drainage evidence alongside possible entry through wall cavities, floors, roofs, service ducts, neighbouring properties and external gaps. Where a drainage defect is found, the repair should be targeted at the proven route rather than based on assumption.

When This Service Is Appropriate

This service is appropriate when there is a reasonable possibility that drainage defects are contributing to rat access, especially where activity is repeated or concentrated near toilets, floors, kitchens or drainage routes.

Where possible, I show the customer the important findings and explain them in ordinary language.

Rat activity should never be blamed on drains without evidence. A complete solution may involve drainage repairs, proofing, pest control or work elsewhere in the building.

I then carry out the relevant clearance, inspection or investigation, explain the findings and discuss proportionate options.
